Studio Skapa Architects and Atelier108 design a landmark campus for Biovet Pvt Ltd, celebrating post-industrial architecture

Located in the Industrial District of Malur, Biovet Pvt Ltd recently undertook a significant upgrade of their campus to align with their state-of-the-art laboratories and facilities. They got on-board  Studio Skapa Architects and Atelier108 to create a space that is a reflection of both modern innovation and cultural heritage. The aim was to impress clients while offering a glimpse into the rich heritage of the region.

The revamp of the Biovet campus involved multiple buildings designed to maintain a cohesive aesthetic. Malur is renowned for its brick factories, being one of Karnataka’s largest producers of clay bricks. This unique industrial landscape provided the initial inspiration for the architectural design, which pays homage to post-industrial architecture through the use of exposed brick façades.

Two key structures were the focus of this project: the East Entrance Gateway and a three-story office and canteen building. Each structure needed to adhere to specific technical specifications, making careful spatial zoning and planning essential.

The existing entrance was closed off, paving the way for a new gateway designed in accordance with Vaastu principles. The East Entrance Gateway spans over 100 feet, accommodating both vehicular and pedestrian traffic while also housing a central security complex, waiting lounge, and conference rooms.

To achieve a column-free large span, a coffer slab roofing system was utilized. This feature, combined with a high metal gate featuring vertical slits, enhances the building’s post-industrial character. Unique detailing flanks both sides of the gateway, incorporating three alternating panel types: horizontal slats of rough sira stone, brick jaali blocks, and chain-link panels to support flowering creepers. This design creates an enchanting play of light and shadow, particularly during sunset, adding drama and beauty to the space.

The entrance also features brass branding elements for a touch of sophistication, while landscaping and a mini rock garden at the rear contribute a welcoming atmosphere.

Adjacent to the central lawns stands the 45,000-square-foot canteen and office block, a labor-intensive project that took nearly three years to complete. This building houses various functional spaces, including a staff canteen, VIP dining area, and a full-service kitchen, as well as offices, an auditorium, and a VIP guest house on the upper floors.

The complex planning required to accommodate these diverse functionalities presented numerous challenges, particularly in achieving optimal light and ventilation. The design incorporates three beautifully landscaped courtyards of varying sizes, allowing natural light and fresh air to permeate the building. Each courtyard features unique landscaping and wall treatments, enhancing the overall aesthetic and functionality.

The VIP dining courtyard, for instance, is landscaped with tropical plants in yellow and grey planters that complement the kota stone flooring. The walls are adorned with vibrant cement tiles dyed in matching hues, creating a cohesive visual experience. Another courtyard, nestled between the staff dining area and the canteen, showcases a striking geometric brick pattern, creating a beautiful contrast with lush greenery.

Throughout the design process, a commitment to sustainability was paramount. The team made concerted efforts to retain as many trees as possible, ensuring that the built structure harmonized with the natural landscape.

The façade of the office block features a combination of double-walled brick cladding and painted sections with aluminum windows, contributing to the post-industrial feel. A protruding entrance adorned with a glass roof offers a warm, inviting welcome, while raw materials like kota and granite for flooring and exposed cement finishes for ceilings enhance the building’s character.

The redesign and construction of the Biovet Pvt Ltd campus represent a successful blend of tradition and modernity, standing as a testament to architectural resilience and innovation. This project not only enhances the functionality of the space but also pays homage to the region’s heritage. As a result, the campus stands tall, making a bold statement while remaining relevant to the present and prepared for the future. This undertaking is indeed a significant achievement for all involved, marking a meaningful contribution to the architectural landscape of Malur.
